Stunning Cat A and Cat B fit outs in Bristol

Whilst fitting out CAT A office space for the landlord Westmoreland Developments, we dovetailed a more detailed scheme in the same building for St James's Place Wealth Management. Under normal circumstances a straightforward project, we encountered unprecedented challenges as a result of the COVID-19 pandemic and subsequent national lockdown.

This dated building required a complete strip-out and demolition works before AWW’s design could be implemented. The three storeys now provide for a variety of contemporary workstyles including functional open-plan offices, quiet space and a communications room. External enhancements included cladding, new lighting, re-lining of the car park and the installation of a new entrance barrier.

In order to optimise the acoustics, we installed waffle-shaped ceiling rafts above the meeting points. The boardroom’s folding walls make it a versatile and flexible space.

Supporting healthy choices

Bristol’s strong cycling culture has been provided for through premium quality showers and changing facilities. These are in the communal areas of the Aztec West development, allowing all tenants to access the clean facilities.

All employees benefit from a bright and collaborative ground floor café area and multiple tea points that are situated among the communal working and breakout areas.

A stunning space for St James's Place

The space leased by St James's Place was finished to a very high specification befitting high client expectations and aligning with the organisation’s brand. Slatted timbers, premium joinery, feature lighting and corporate messaging manifested onto glazed panelling set a stylish scene in the reception area.

Maximising natural light

Within the building’s impressive 12m high atrium, we installed a continuous wall of moss, framed by timber panelling and refurbished the mechanics and finishes of the passenger lifts.

Opening up the second-floor space that overlooks the atrium has increased the levels of natural light that now flood into this open space. The design required the installation of some unusual electrical works and feature lighting such as the decorative halos suspended in the atrium.

The COVID challenge

The UK’s coronavirus outbreak mid-way through the project posed challenges for the whole construction programme and meant we immediately adjusted our onsite priorities. We developed strict new health and safety regimes to control the risks and complied with the procedures issued by the Construction Leadership Council.

Despite the extra hurdles to overcome, the project was handed over within the agreed time period and the whole project team took pride in achieving a Gold standard SKA environmental assessment rating.
