Council departments get a makeover

Working alongside Hampshire County Council, Broadway Malyan, and JD Partners, Overbury successfully delivered a full Cat B fit out over two floors and a mezzanine area, spanning over 30,000 sq ft, for repeat client, Reading Borough Council. The works included the modernisation of existing office space for the Council’s Parks, Highways and Housing departments, as well as the creation of a storage facility for the museums and modern records division.

Stand-out storage

One of the main objectives of the refurbishment was to upgrade the organisation and maintenance of the Council’s archive system.

On the ground floor we installed new roller racking storage to improve the accessibility of the documents and artifacts housed in the archive. Close control air conditioning units and dehumidifiers were also fitted to ensure the environmental conditions of the storage facility were regulated.

Integrated workspaces

On the first floor we created modern and inviting working areas. New open-plan offices and a meeting room with a foldable wall now serve as the Council’s primary workspace. In addition, we built a modern breakout area with a freshly decorated kitchenette and feature wall to provide a more relaxing space for staff to unwind.

Structural reinforcements

Works to the exterior of the building included a new entrance ramp for disabled access, updated glazing, a delivery bay canopy, and steel doors for added security.

The existing mezzanine floor posed a challenge to the project as it needed to be retained and worked around. Due to the expected weight of storage items, we installed steel beams and moved existing joists to provide extra support for the floor.

Environmentally conscious

We converted the building’s existing energy methods to a new electric system in compliance with the Council’s new environmental policy. New air conditioning units and solar panels were incorporated into the design to provide the building with renewable energy.

Working together

As the building is located in a regularly used depot, logistics had to be carefully planned. By maintaining a strong relationship with the client we were able to make efficient use of a potentially challenging site.
