Collaborative workspace with a modern twist

Following the successful completion of the design and Cat A refurbishment of the T3 office buildings in Trinity Park, Birmingham, Overbury was appointed by tenant Tarmac to deliver the Cat B fit out of their office space on the ground floor within T3.

Project description

The fit out of this 17,000 sq ft space included the design and development of a collaborative, open plan office space, complete with meeting rooms and a large community breakout area. Overbury completed works adapting the heating, ventilation and air conditioning (HVAC) systems as well as installing new exposed mechanical and electrical systems.

Just a stone's throw away

We reused furniture from Tarmac’s previous office, Portland House (just 320 metres away) and utilised biophilia to create soft partitions in the open plan office space.

Workplace variety

The new office layout focused on providing the client with a new, post-pandemic way of working, with collaboration being the key driver. The different corners of the office provide employees with different concepts of working – there are 100 fixed desks alongside several hot desks and ‘touchdown’ positions. Tarmac have introduced a hybrid way of working across the business, with many employees working from home up to four days a week, so it was important to reflect this flexible way of working across the design.

Tarmac’s new space provides a precedent for their other offices nationwide, with a desire to roll out similar fit outs across their portfolio.
