We are proud to have delivered a CAT A refurbishment of The Yard, a three-storey building which offers flexible office space to modern businesses in the heart of Maidenhead town centre. As the building had already been stripped back to its shell before we joined the project, we were excited to be working on a blank canvas, allowing us to transform the space into something special.
Built in the early 90s, the building’s structure and services were functional but needed upgrading to bring them up to the modern standard our client was looking for. Our works began by demolishing all remaining blockwork walls around the staircase lobbies and toilet cores. We then installed new mechanical and electrical systems to provide air conditioning and lighting as exposed services to the main floor areas.
As the building could be occupied by multiple tenants in the future, it was necessary to create flexible access. The services to the upper floors are now served by separate risers at the front and rear, allowing easy division of the building.
Much of the project was devoted to the redesign and refurbishment of the entrance to the building, which had previously looked dated and uninviting. To improve the external appearance and ‘kerb appeal’ of the building, we replaced existing lead cladding with fibre cement panelling and modified the main entrance area to create a much larger, more inviting space. Complete with a new steel-frame canopy, freshly painted window frames, and a more impactful appearance, the renewed entrance creates a real sense of arrival.
Upon entering The Yard, staff and guests are greeted by an enlarged and completely remodelled reception area. Designed and constructed with a careful selection of quality materials, the welcome space is bright, stylish and creates the perfect first impression for visitors. Taking centre stage in the vast space is a new reception desk surrounded by a dramatic feature wall, both of which are bathed in a warm cascade of light shining down from over 40 individual glass pendant globes.
Throughout the rest of the building, we have extended the appearance of the reception by keeping the office spaces open and airy with plenty of natural light. Exposed ceilings create a sense of height and enhance the industrial tone of the building, while the toilet facilities have been styled more intimately with dark blue feature tiles, black metal fixtures and fittings. One of the priorities of the project was ensuring that the design and construction elements of the refurbishment would age well. By using a material palette of timber, steel, granite, and concrete, we have curated a raw, industrial aesthetic with a timeless feel that will weather the passing trends of architecture.
The interior of the building has been refurbished with equal doses of style and functionality. Clean, crisp workspaces have been punctuated by casual yet sophisticated break-out and refreshment areas, allowing staff to detach from their work and enjoy some relaxation time.
As well as providing first class office space for their tenants, our client wanted The Yard to offer a thoughtful work and wellbeing experience for staff and guests. This meant that we not only needed to improve the services inside, but also ensure the external facilities were elevated to the high standard potential tenants would expect. As well as improving overall pedestrian access to the building, we gave the basement car park a much-needed makeover and added a secure mesh enclosure for a bicycle store. Moreover, to make staff feel more at home, we built a brand new shower block with bespoke tiling in the cubicles and locker area.
We are proud to have delivered on our client’s brief to create a contemporary office space with the aim of enticing potential tenants away from the City. Located in Maidenhead town centre with ample green space within a short walking distance, the tenants of this new office will really have the best of both worlds. Thanks to our expert planning and close relationships with the other partners involved in the refurbishment, we were able to deliver the project on time and within budget.
