A new purpose for a landmark building

The redevelopment of One Triton Square gives fresh purpose to a Grade A building and supports London’s Knowledge Quarter's growing science and research community with a mixed use space at the heart of the Regent's Place campus.

British Land, premier real estate investment and development company, set out to turn One Triton Square into a world class science building in London’s Knowledge Quarter with joint venture partner Royal London. The refreshed building brings together move in ready labs, flexible co-working office space, a new reception, café and breakout areas plus a dedicated events space.

Low carbon leader

Regent’s Place is amongst the most sustainable campuses in London, so the redeveloped One Triton Square had to meet a high bar. Newly installed air handling units, air source heat pumps and other mechanical infrastructure help improve energy efficiency. Powered by 100% certified renewable energy, the redevelopment has achieved both BREEAM Outstanding and an EPC B rating.

On the lab floors, we installed a full fume extract system with strobic fans added at roof level, alongside a new critical power generator and supporting systems that give the labs a dependable power supply. As part of British Land’s smart buildings plan, almost 300 new meters were installed to support clear billing and smoother building management.

The roof was strengthened to take the weight of new plant and future expansion required by the scalable workspaces and reconfigurable labs. A large temporary structure supported the fully scaffolded atrium while keeping neighbouring businesses undisturbed and removing the need for extra supports beneath floors in occupied spaces.

The eight storey atrium was comprehensively transformed, with new structural glazing scaling its full height up to the large skylight at the top. The lower levels are now linked by a striking helical staircase, giving tenants a direct route to the new events space, which features pod seating areas around its perimeter. A new reception space improves the welcome experience, augmented by patterned circular ceiling and wall lights that brighten the space.

Ready for the science of the future

The finished building offers a flexible home for life science occupiers with strong technical performance and a comfortable place to work. With smart systems, modern labs and a low carbon approach, One Triton Square is set for the next wave of scientific growth in the city.
