With a forthcoming lease event, Knight Frank needed to evaluate their office and decide whether to stay or go. After reviewing their options, they chose to stay and asked Overbury to deliver their new office. They wanted their space to meet their people's and clients' needs for years to come, while supporting their circular economy goals. To have a hybrid environment that would absorb future growth, with private meeting rooms, touchdown desks and collaboration zones.

Creating a people-centric workspace

Knight Frank’s brief was clear — they needed a space that truly worked for their people. So, to make this a truly immersive journey, we held several engagement sessions with stakeholders at all levels. These sessions allowed us to gather valuable input and ideas directly from the people who would be using the space daily, ensuring that everyone had a say in the design choices.

Circular reuse

Knight Frank’s commitment to the circular economy was profound, and we couldn’t have been more on board. We helped Knight Frank to reuse and remanufacture a significant proportion of their furniture. This approach not only supported their green goals but also maximised their budget, allowing other areas of the fit out to benefit. The office design drew inspiration from Knight Frank's corporate colours, mixing vibrant regional graphics with calming muted tones to create a relaxed, eclectic atmosphere. This creative blend gave the space a unique and welcoming feel, making it both functional and inspiring for everyone.

A versatile and vibrant office

The open plan office was designed to include areas for individual, group and quiet work, supporting both collaboration and focused tasks. Statement screens and standout lighting add vibrancy and provide privacy where needed. Throughout the project, we made sure that the new office space was as functional as it was stylish, creating an environment that supports the varied work styles of Knight Frank's people.
