We delivered the fit out of the new workplace for Cushman & Wakefield, a global commercial real estate leader, creating a space at 25 Baker Street that reflects the business’ evolving needs. They were in a serviced office with no option to extend the lease, so the fit out had to be completed on time and ready for occupation from day one.

Supporting people and purpose

Cushman & Wakefield set clear objectives for their new office. It needed to provide a showcase environment for clients, an engaging workplace for colleagues and a setting that encourages a collaborative and innovative culture.

At the centre of the floorplate sits the client area, a shared space that encourages connection between teams and visitors. Adjacent to this is The Square, a central collaboration hub designed for informal meetings, events and activities. Its flexibility allows the space to evolve with the business.

Across the office, a diverse range of environments enable solo focused work and more collaborative group work. This includes meeting rooms, quiet rooms and pods, all built with an emphasis on acoustic performance and ease of use. Dedicated wellbeing spaces ensure colleagues have areas to recharge throughout the day.

High quality delivery with intelligent building systems

The fit out includes new ceilings, partitions and premium finishes, as well as extensive upgrades to mechanical and electrical systems. Thousands of sensors from the base build have been integrated into the new systems, enabling real time adjustments to lighting, air quality and energy use. Sustainable material choices were prioritised, matching the standard expected of 25 Baker Street, a fully electric and net zero carbon development.

Rigorous procedures and a comprehensive snagging process across all subcontractors ensured a robust and coordinated installation ready for immediate occupation.
