Lloyds Banking Group, the largest UK retail and commercial financial services provider, set out to fully refurbish its regional head office at 125 Colmore Row to create more facilities that support staff wellbeing. In line with their net zero 2050 target, the building services were comprehensively upgraded to reduce the building’s operational carbon output.

Reimagining 125 Colmore Row

125 Colmore Row now supports over 1,750 people, offering more than 1,300 desks and over 600 alternative work settings, including booths and breakout areas. The scale of the transformation is immediately apparent on walking into the reworked entrance. Feature joinery now spans the walls, linear lighting continues from the walls across the ceiling and a living wall behind the reception desk includes a feature light of the Lloyds Banking Group logo. This leads onto a bright open atrium that spans the height of the building.

Collaboration spaces feature on every floor and the number of meeting rooms has doubled. A new broadcast studio allows professional filming on site and a dedicated tech bar provides hands on IT support. Staff facilities have been upgraded throughout, including a contemplation space, a gym with changing area and a music room, with all amenities designed to be fully accessible for wheelchair users.

A new events space can now host large town hall gatherings. The restaurant and kitchen provide healthy meals on site, opening onto a terrace with views across Birmingham and with 20 different types of plants and flowers, helping people feel connected to nature and supporting local pollinators.

Managing with precision

To keep the programme on track, laser scans of the upper floors were reviewed alongside historic build information before work began on site. This reduced the risk of late discoveries and supported a smooth start. Roof works included the installation of a five tonne chiller and removal of the old air handling unit. Several crane lifts were completed over weekends to reduce disruption in this busy part of Birmingham and detailed planning ensured safe road closures.

A lower carbon future

Sustainability was a central driver for the project and supports Lloyds Banking Group’s 2050 net zero target. The building is now fully gasless, using air source heat pumps to serve the heating and water systems. Air handling units were upgraded with heat recovery and new fan coil units run on lower water temperatures to reduce energy use. High efficiency LED lighting replaced all existing fittings and links to a new building management system that monitors and optimises energy performance. These changes helped increase the building’s EPC rating from D to B. In addition, during strip out, 97% of the 450 tonnes of removed material was recycled.

A space Lloyds can bank on for the future

The refurbishment of 125 Colmore Row has given Lloyds Banking Group a renewed, sustainable and modern regional head office. With upgraded building services, stronger staff amenities and greater choice in work settings, the workplace supports everyday performance and long term environmental goals at a scale not previously delivered for a single occupier in Birmingham.
