Mayfair Capital’s Birmingham assets are now in tip top shape, thanks to our fit out.
We partnered with Mayfair Capital to refurbish two prominent buildings in Trinity Park, one of Birmingham’s premier business parks. Each building has been transformed to offer contemporary, high-quality CAT A offices with all the bells and whistles. We dedicated almost a full year to upgrading T2 and T3 into enviable workspaces, befitting Trinity Park’s professional reputation and sought-after location near Birmingham airport.
Mayfair Capital asked us to strip out and refurbish T2 to get the 35,000 sq ft building ready for new tenants. A change in tenancy and a vacant period is an excellent opportunity to breathe new life into a tired space, especially one with so much potential.
To begin, we assessed the existing services in the building. Mayfair Capital wanted each floor to offer a comfortable, energy-efficient and healthy environment for tenants. Our fit out provided all-new mechanical and electrical infrastructure, including air conditioning, heating, ventilation and a power distribution system.
And, to ensure all these systems run seamlessly and cohesively, we installed a state-of-the-art building management system which will keep T2’s services at peak performance.
Each floor was also given a facelift with new ceilings, flooring, programmable LED lighting and neutral finishing touches. The all-important, but often overlooked, washrooms and showers were completely upgraded too. We modernised these with trendy mirrors, concealed soap dispensers, bespoke vanity units and touchscreen coded lockers.
Outside, we repainted all the road markings to provide more user-friendly parking spaces and added new accessible bays and electric charging points, as well as a cycle area with handy lockers and storage racks. We refreshed the building’s curb appeal too, installing new lamp posts, landscaping, signage and a bespoke canopy over the main entrance with timber cladding and feature lights.
Trinity Park’s T3 would make an impressive HQ for any organisation. You can’t help but notice its striking glazed entrance and triple-height reception; features which offer a glimpse of the high-quality office accommodation on offer beyond the front door.
We redesigned and remodelled the reception to provide not only a welcoming arrival experience, but also a professional outlook for Birmingham’s premier buzzing business park. The reception is now a contemporary lobby with a new reception desk, feature lights and comfortable seating area. Completed with a colourful biophilic wall covering, this space is the perfect introduction to the building.
Heading upstairs, the 16,000 sq ft first floor is all you’d expect of Grade A office accommodation. Comprehensively refurbished to provide a highly-efficient environment, the workspace benefits from all-new mechanical and electrical services for heating, cooling, ventilation and lighting.
T3’s extra tenant amenities enhance the building’s appeal, making it a destination workplace in a fabulous location. We built a beautiful new courtyard with lush plants and patio furniture to create an idyllic little getaway for informal meetups or an alfresco lunch.
We also installed new staff showers and lockers in the basement, complete with fixtures and finishes that complement the new washrooms provided throughout the rest of the building. Other building-wide improvements include new passenger lifts and external roofing.
One year on and Trinity Park has two fully upgraded buildings to bring back to market. Tenants will be won over by our attention to detail and quality of work, as well as the building’s excellent credentials and location - after all, it’s no secret that Brum is best.
