A fresh, flexible workspace for Birmingham businesses

Property investment group Topland had a clear vision for 60 Church Street: to modernise the space, introduce flexibility for businesses of all sizes and ensure a smooth return to market in the shortest possible time. Working alongside Stace LLP, our focus was on creating fresh, adaptable work environments while optimising natural light and operational efficiency.

Smart design, seamless functionality

To meet Topland's ambition, our design team reimagined the reception area as a welcoming business lounge, offering visitors a striking first impression and tenants an inviting space to meet, collaborate or unwind. The ground and fifth floors were refurbished to Cat A+ standard, providing 'plug and play' office spaces that allow tenants to move in quickly with minimal setup. Carefully planned layouts draw occupants towards the best views, while abundant natural light enhances productivity and wellbeing.

Energy efficiency was another priority, with upgrades to the building’s M&E systems ensuring it met an EPC rating of B, an increase from its previous C rating. We also installed heat recovery ventilation, new LED lighting, intelligent lighting controls and independently controlled heating and cooling systems on each floor. These enhancements not only optimise energy use but also contribute to long term sustainability, and all fit out works were carefully coordinated to ensure disruption to existing tenants was kept to a minimum.

Enhancing the tenant experience

Beyond the workspaces, additional upgrades were made to create a high quality experience for tenants. Modernised showers and WCs, refreshment points on each floor and improved wayfinding signage add to the building’s appeal, while soft finishes, organic design elements and feature lighting bring warmth and personality to the space.

Making an impact

Topland was committed to delivering social value through this fit out, and the project team generated over £1m of benefit by employing local labour and sourcing materials from nearby businesses. We also held a charity fundraiser on site in aid of the Alzheimer’s Society.

A successful transformation

The final results speak for themselves. The refreshed, light filled space has been well received by both existing and prospective tenants, with increased interest in leasing office space at 60 Church Street.
