Due to an impending lease break, King & Spalding needed a new office fit out at 8 Bishopsgate, covering 41,235 square feet. Their main goal was to create a workspace that maintained their reputation for delivering world class solutions for their clients, with a focus on collaboration and quality. As a result, they needed to find a contractor who could deliver their new office efficiently and to a high standard.

Delivering a centrepiece

King & Spalding's project hinged on the successful installation of a statement helical staircase. Connecting all five floors and featuring bespoke joinery and high end finishes, the staircase had the potential to present significant logistical challenges due to the cellular nature of the floorplan and the small goods lift. We knew that efficiency was crucial to the King & Spalding brief, so we used our experience in time management and began with proposing detailed delivery plans to implement an innovative solution.

We prioritised building on other areas of the floorplate instead of around the goods lift until the staircases, each weighing approximately two tonnes, were installed. We also adjusted the delivery schedule to prevent delays, making sure the project timeline remained unaffected.

Delivering communication and excellence

Over the course of the project, our team maintained an open line of communication with King & Spalding, ensuring that if any unexpected challenges arose, we didn’t just present the problem; we came to the table with multiple solutions. This proactive stance wasn’t just about solving issues; it was about anticipating them and keeping King & Spalding in the loop.

Social responsibility

The King & Spalding project also included various social value initiatives that generated a significant amount of value for the local economy. Much of the social value was generated through procurement from local businesses and SMEs. Our community engagement efforts included volunteering at Marylebone Boys School and Phoenix Academy. We also implemented measures to upskill and support the wellbeing of our workforce, reinforcing our commitment to social responsibility.

The completed office fit out at 8 Bishopsgate exceeded King & Spalding’s expectations. The space is highly functional, promoting collaboration while maintaining the firm’s high standards. The client was delighted with the communication and finish of the fit out. This relentless pursuit of quality was recognised and appreciated by the client, solidifying their trust in our ability to deliver an exceptional workspace for them. The project was completed on time, pleasing both the client and the landlord.
